Mark Heizer is a real class act (sarcasm intended). He is very rude and unprofessional. I’ve had 2 phone conversations with him regarding maintenance issues. He does not let you speak without cutting you off. I called to get an update about my maintenance request where I have water running out of my dishwasher onto my kitchen floor. I could not get a word in edgewise. And he hung up on me when I tried to ask questions. You can best believe that this tenant will be relocating. I refuse to continue paying my hard earned money to support him or his business.

Mark and his team are phenomenal. They always reply quickly and address our needs in a timely manner. I've never seen a more attentive, intelligent and responsive group of property managers. The online portal they use to address repairs and assign vendors to fix issues is simple, easy to use and extremely convenient. Thank you, guys. You rock.

Contemplated renting a home in the Durham area. After speaking with Mark for just a few minutes over the phone I decided to look at other places. It was just a very unpleasant experience for me. I am so gratified to see that others had similar encounters - I thought maybe I was judging him unfairly. I WAS NOT! Perhaps he doesn't realize how rude his phone manner is. I'm not surprised the location I considered is still available after several months. Honestly, I was so upset after dealing with him, we decided to remain in the home we are in now.

BEWARE OF H-CO Properties and Mark Heizer!
I hired H-Co Properties to manage a rental property I own in Burlington, NC. Mark Heizer with HCO Properties is extremely volatile. I should have checked his reviews on Yelp as the vast majority of the reviews are spot on. Some of his employees are very good; however, Mark Heizer has issues keeping them because of his attitude and abuse. Some of the positive reviews on the internet are from Mark's employees, family, and friends.
He threatens to charge both owners and tenants just for communicating with him. He is extremely rude and condescending, which is a common theme on his numerous negative reviews. Whenever I tried to communicate with him about any problems, he immediately becomes belligerent. He can never comply with even the simplest of requests without shouting over the top of me. He actually threatened physical violence against me multiple times during our last telephone conversation.
I reported his actions to the Real Estate Licensure Board who recommended to me that I contact the Realtor Associations about his ethics violations. After I complained to the Real Estate Licensure Board about Mark's abuse, he started retaliating against me. He withheld information about repairs that were reported to him by my tenants. One of the repairs was a roof leak that was left for months before he communicated the problem to me causing damage to the walls and ceiling inside the house resulting in increased repair costs. He was lying to my tenants about how I would refuse to do any repairs, and was lying to me about my tenants. He told me that one of the tenants had moved out and changed their lease to reflect that. However, both tenants were still living in the house. He urged the tenants to contact the code enforcement department because I would not do the repairs that he was not telling me about. I cannot make repairs to things I do not know about.
I received high utility bills from my property when it was supposed to be empty and learned from neighbors that Mark had someone staying in my property that I was not aware of. He tried to chase away prospective tenants from one of my other properties that he didn't manage.
My tenants didn't want to deal with Mark any longer because of his abuse and lies. My repair personnel refused to deal with Mark because of his abuse. My tenants and vendors never have any problems with me, but refuse to deal with Mark because he is so rude, condescending, pompous, and volatile. Mark won't deny anything because he knows what I say is true. He will just make false statements about me and attack me as he always attacks everyone.
He refused to return my money, keys, and a copy of the lease when I terminated his contract because he was acting unethically and unlawfully. I am reporting his actions to the licensure board and the realtor association. He doesn't even deserve one star. Avoid this company completely! Read more reviews from his other victims on Yelp, Angie's list, and Google for dozens of reports by his countless victims.

Property Manager Mr. Moody is unprofessional and unreliable. It's taking him over 2 months to resolve maintenance issue, and he always complains and has even told my wife and I that he did not care one day. He was over 4 hours late for our first initial viewing of the property. We called continuously to find out what was taking him so long and even started to worry that he was in an accident or something. He finally reached out to us hours later and we met. He did not leave any spare key, nor mailbox key on our move in date, and went on a week vacation without following up and doing a walk through of the property. Furthermore, having maintenance issues fixed has been a constant struggle. Mr. Moody stated that even painting the parking lot spaces and properly marking them with the corresponding numbers is "Not in their budget", which I find very hard to believe. We have never encountered such unprofessional behavior from a property manager at any residence we have rented prior to dealing with him.

Horrible. We have never been treated with such utter disrespect. Mark Heizer made simple communication impossible and was volatile and rude over the phone. He made it clear, each time we needed to communicate with him that he did not know or care who we were and when issues came up, he was an absolute nightmare to deal with. If you are looking for a level headed person that will communicate professionally with tenants, stay far far away from H-Co.

As a property owner, I really appreciate HCo’s efficiency and thoroughness in all aspects of the rental and management process. Whenever a request comes in from a client about a property it is handled promptly and assigned to an appropriate contractor. They have a good list of skilled craftspeople to help. HCo makes my life easier.

Everything was great until I had to interact with Mark. While service requests were prompt, and price was good, Mark was so rude and incredibly condescending in our interactions when I was deciding whether or not I wanted to renew my lease. I would avoid the entire company based off of my interactions with him as sad as that is to say. Everything had been great right until that point.
