My family has been with C5 going on our third year now. I can’t say that we’ve ever had a problem at all. Erin has always been my primary contact and amazing. She wakes myself and my wife through the application, always on top of maintenance request (we’ve had quite a few due to the house aging as normal), and always straight to the point. We’ve even had to deal with “Karen” HOA and she always handles it for us making life so much easier. We recently signed an extension on our lease and as it stand we don’t expect to leave unless we buy our own house.

I would give zero stars if possible. Do not rent with this company or use them as your managers. We barely had any complaints except basic respect that we should be notified if there was going to be any water shut off. We were left with no water so many times and never received any kind of communication. In response to our complaints about not having water we got our rent increased instead. They also stopped our rent money from going through and charged us a late fee on purpose. We called the rent app and they said the management company canceled the transcation. They will take your deposit for no reason. I didn't bother to fight them because we just wanted to be done with them.They charge you upfront for cleaning. Don't bother cleaning when you leave because they will charge you again. Also requested to be there for the final walk through and got an excuse that it was not possible to schedule in advance. Erin sends me an email on the day I had requested a month in advance that she went ahead and did the inspection herself that same day I had wanted. What a jerk move. She also didn't refund my deposit to the right name that I had included in the move out contact information. Overall jerk moves in my opinion.

Current renter here. To no fault of C5 or my own, several unlucky things have happened lol. Within the first three months I had to request maintenance and/or repair for the garage door, dishwasher, dryer, heat and more recently…the AC. Some more than once and for different reasons.

Erin always has someone dispatched and in contact with me in a few hours. Never more than a day If not, she’s touched base with me herself and kept me in the loop. She’s not the overly nice/customer service type, (which is why people are probably beefing with her in these reviews) but she’s always efficiently fulfilled any request I’ve ever really had.

Renter.....beware. As my husband T.W. stated. This place is bad.

When we moved into Moreland there were chunks of hardwood missing from the floor due to termites and wood beetles, to which Erin said "live with it because the owner doesn't wanna pay to fix it". Then the house was the dirtiest I have ever seen a house upon move in ever.

Then there is the HOA. That will fine you any amount of money for anything. We received fines (twice) for having garbage cans outside on a trash pickup day. And another fine for having bulk trash outside during the designated pickup week. And then a massive fine for a neighbor's guest parking in front of our house. Granted, this means incompetence on the HOAs part for which there is plenty. But when trying to get Erin's help to dispute these. Email stating "she didn't care and if we didn't like it we should part ways" and charged the fine money from a rent check while disputing it herself and keeping the money from us.

There is absolutely no renter/management relationship as I stated earlier.....she will try and charge to, and blame everything on a tenant
Erin also put in a renter report that they did an eviction that was simply NOT TRUE!! She was just upset about us not wanting to renew our contract due to a ridiculous rent increase she did that right at the end of the pandemic to try and force our hand to stay but due to her having absolutely no evidence of her bogus claims we were able to fight to have it cleared off and move on to other options

Erin was terrible to deal with. She was rude and very unprofessional. We rented a house for 2 years through this company and felt like we were on eggshells the entire time. We contacted her 4 months before our lease was up to try to renew. She didn't respond until after the lease was up and told us we had 60 days to leave. When I questioned her about it she got extremely mad. Although this review cant take back how I was treated, I hope it helps others avoid this place.

If you are a landlord considering C5 to manage your property, I cannot stress enough that these are NOT the people you want in charge of your home.

We worked with them for many years, and in January 2020 we notified them that we wanted the tenants to move out at the end of their lease in March. We had very little communication from them throughout the process, and when we asked for updates they provided no information and refused to answer our emails.

As this was happening during COVID-19, we had many concerns and wanted to keep up to date on the evolving legislation and make sure the tenants had somewhere to go when they moved out (and if they didn't, coordinate on re-evaluating the situation so it would be a win-win for everyone involved). They provided no guidance on this, and they did not even confirm with us when the tenants moved out of the property.

Erin and Dennis did not think it was necessary to let us to know that our own property had been vacated. They claimed to do a walk through inspection, but refused to provide us with a walk through report (still haven't received one - Dennis literally told my husband that he was "too busy" to send the report in March, and it's now mid-July). They refused to coordinate any repairs or cleaning (or consult with us on this) and gave the tenant back their entire deposit. As an out of state landlord, I had no idea how clean/dirty the home was or what level of disrepair I could expect.

When my husband confronted Dennis about this his response was extremely rude and unprofessional. Ultimately, Dennis and Erin utterly failed to complete their end of lease obligations as our property managers. It's apparent that Erin and Dennis don't think that communicating with the home owners is part of their job description. I have never been treated with so much disrespect or felt less cared for as a client in my entire life. Bottom line: do not trust them to care for your home, they are completely incompetent and negligent. The bad reviews speak for themselves!!

DISCLAIMER: DO NOT LISTEN TO CURTIS, JASON, OR JENNOY ON THESE REVIEWS.
Where to begin. We mistakenly rented from this company for way too long. I'm embarrassed to give how long we did because Erin is a complete train wreck of a property manager. We had birds living in our attic for 7 months. 7 MONTHS!!!! Made multiple requests for the issue to be resolved and it only happened after the birds has gotten through the air ducting and were trying to leave through our air grate in our bedroom. The pest control company that cleaned the attic up took out 12 yard bags of bird nesting material and insulation. Terrible. Upon us leaving, we had the house professionally cleaned along with the carpets and we received a notice that the house was very dirty upon us leaving and we have all of the receipts to back this up. Look....there's a way to do business and then there's this way. Erin you should be ashamed to treat people this way. All people want is a place for their family to enjoy life. All of the reviews are the same thing and I will never move forward ever again without reading reviews. My family and I experienced everything that has been said in each of these reviews. With that being said......any future tenants have been warned so if you move into any of their homes, don't be surprised if you have a disgusting experience dealing with C5 Property Management.

They never disclosed any time frame of when they need documents. We applied for a house on 11-09 and which was a Thursday. Got an email from one of there brokers on Friday requesting documents sent then on Monday 11-13 and almost immediately got a response back stating we didn't get the required information to them in time. Took our $200 and never ran a background check. Don't do business with them. They just take your money.
